Fredonia Place, often called the “jewel on the hill,†is a community driven by choice, not by need. We strive to offer a living, changeable enriched housing community rather than a static environment or one that too closely resembles a nursing home. Set on 23 acres, the neighborly charm of Fredonia Place is a natural extension of its location in the historic village of Fredonia. We are conveniently situated in the heart of this quaint American setting filled with warmth and vitality.
Our state-of-the-art 83,000-square-foot facility has all the modern amenities, yet retains a traditional comfort and décor. Our friendly, knowledgeable staff members are all resident-focused and offer the highest quality of care with the highest degree of compassion and understanding.
Fredonia Place is licensed by the State of New York as an Enriched Housing Program/Adult Care Facility and Dementia Unit.
INDEPENDENT APARTMENT-STYLE LIVING
Fredonia Place offers active seniors comfortable living along with support services they need to maintain their independence. This beautifully landscaped, 23-acre campus boasts a state-of-the-art 83,000-square-foot facility with 53 one- and two-bedroom apartments and The East Wing, which houses Fredonia Place’s Memory Care Program.
Our enclosed courtyards allow our residents and their guests to enjoy our beautiful four seasons as well as our well-maintained gardens and the many birds, butterflies and other wildlife that frequent the grounds.
Each apartment at Fredonia Place has been designed to give seniors everything they could possibly want or need in their living space. For all residents, the utmost attention is paid to issues of privacy, courtesy and respect.
Each apartment includes:
- a full kitchen including a stove, range and microwave oven
- full-sized refrigerator and dishwasher
- washer and dryer that complement the laundry services offered at Fredonia Place

The Liberty: one-bedroom enriched-housing apartment
The Liberty is Fredonia Place’s most affordable one-bedroom enriched housing apartment. Each Liberty apartment boasts 566 square feet of living space, as well as a full-sized kitchen, bathroom with shower/bathtub and in-unit laundry.
The Putnam: deluxe one-bedroom enriched-housing apartment
The Putnam is Fredonia Place’s luxury one-bedroom enriched housing apartment. Each Putnam apartment boasts 593-606 square feet of living space with a walk-out terrace or balcony, as well as a full-sized kitchen, bathroom with shower/bathtub and in-unit laundry.
The Barker: deluxe two-bedroom enriched-housing apartment
The Barker is Fredonia Place’s luxury two-bedroom enriched housing apartment. Each Putnam apartment boasts 860 square feet of living space with a walk-out terrace or balcony, as well as a full-sized kitchen, bathroom with shower/bathtub and in-unit laundry.
SERVICES
At Fredonia Place, we work hard to anticipate the needs and desires of our residents, so that we can offer them the services they want and need most often. We know it’s often the simple things that determine whether something is good or great, adequate or exemplary. We offer the following services right on campus:
- Dining Services. One of the key concerns when seniors move into assisted living is the food. Not surprisingly, residents want great food! That’s why the dining experience at Fredonia Place is much more like a restaurant than a traditional assisted living center or nursing home. Our dietician plays an important role in shaping the menus, and we have become known for our superior food and our responsiveness to our residents’ wishes.
- Fresh foods, numerous side dishes, ethnic favorites and homemade desserts are served daily. Our chefs always make sure to offer lean and healthy alternative meals for residents with strict dietary needs.
- Spa: residents can relax in our on-site spa, which includes Jacuzzi tub
- Library: comfortable, with shelving designed for easy reach, our library holds approximately 2,000 book titles.
- Game Room: enjoy a friendly game of Billiards, choose from one of our many board and card games or play Ping-Pong or Air Hockey with a friend.
- Nintendo Wii: now in the movie theater, employees have donated a Nintendo Wii console and games to the residents of Fredonia Place. Games include bowling, golf, baseball, boxing, and tennis. Play with a friend or family member!
- Movie Theater: where classic films and current favorites are shown and special events, such as the Super Bowl party, are regularly held
- Computer Access: several computer stations are set up in the movie room to allow resident use and training, as well as videoconferencing with loved ones
- Wellness Center: includes supervised workout machines, weights and other exercise equipment. In addition, Fredonia Place residents have access to local swimming programs
- Medication Management: residents and/or their families can choose the level of participation in Fredonia Place’s Personalized Medication and Treatment Program. All residents have 24/7 access to our on-staff nurses and a prescription refill service is also available.
- Handicapped accessibility, including wider aisles and doors, handrails, extra lighting and strategically-located benches.
- Chauffeured transportation to local appointments and shuttle service for shopping, events, errands etc.
- 24-hour Emergency Response, including house phones throughout the facility, emergency call bells in each apartment and emergency pendants worn by our residents.
- On-site 24/7 maintenance and security, including sign in and sign out, close-circuit TV monitoring and outdoor lighting, sprinkler system, fire doors and a fire alarm system directly connected to the local fire department
- Chapel: regular services of various denominations are held in our on-site chapel, as are bible study groups
- Outdoor walking course/gardens: residents stay active as they enjoy the beautiful surroundings of Fredonia Place
- Hospitality Suite: Fredonia Place will happily accommodate visiting family and friends for overnight stays in our Hospitality Suite, which features a king-size bed, TV and private bathroom facilities.
- GardenView Dining Room: hosting a family gathering is no problem in our private family dining room that accommodates up to 12 and features a full-service kitchen. Make your own family favorites or let us cater!
- Resident Council: elected resident leaders share residents’ comments and concerns with the staff on a regular basis to ensure issues are addressed promptly
Memory Care Program - The East Wing
The East Wing is evidence of Fredonia Place's commitment to provide the highest quality of care experience available for residents suffering from dementia. Our custom designed memory care program is the perfect solution for an aging individual suffering from Alzheimer's, or other forms of dementia.
Fredonia Place is licensed and in good standing with the New York State Department of Health. Deanna Emmott, East Wing Coordinator, and her staff regularly conduct Alzheimer education and training programs through the Alzheimer's Association and ALFA, and Fredonia Place maintains a direct support line to the Alzheimer's Association of WNY.
Our paramount goal is to allow aging with independence and dignity - the same that's offered to all of our senior residents. Our daily living plan is activity-based and provides warm, respectful and dignified care. In addition, we offer a support group for family and friends, along with assistance to both residents and family as they travel this difficult path.
A safe, secure and comfortable setting
Each resident of the 24-suite East Wing receives personal care and attention from our fully-trained staff, on duty 24 hours a day. Each secure suite has a private bathroom; eight of the suites have walk-in showers. All suites are wheelchair accessible and offer ample room for scooters (see a floor plan here). Residents are encouraged to bring personal furnishings and belongings.
The East Wing includes a large activities area in the front of the facility for family gatherings or scheduled programs. In addition to this large area, each wing offers a comfortable sitting room. The spacious country kitchen provides sights-n-sounds dining and a courtyard provides a secure garden setting in which residents can enjoy the outdoors.
