Kendal offers attractive accommodations in a striking setting on the banks of the Hudson River, with convenient access to suburban and urban events, activities and services. The community provides many amenities, residential services, and comprehensive on-site health care for life. An entrance fee and ongoing monthly fees cover the costs under a choice of lifetime contracts between the resident and the community.
The Kendal environment is one in which each resident may experience his or her full potential. Believing that retirement and growing older can bring new opportunities for growth, the Kendal environment enables residents to build a stimulating community where healthy aging, life-long learning and social opportunities are fostered.
The character of the Kendal on Hudson community is that of a riverside village and takes advantage of the exceptional views of the Hudson River, Tappan Zee Bridge, dramatic sunsets, and rocky cliffs on the western shore. Dining rooms and many of the common areas overlook the river, and residents may choose apartments with a river view or apartments overlooking garden areas or parkland.
Underlying the design is an emphasis on natural light, environmental sensitivity, barrier free access to all areas of the community, variety, simplicity, and community. The setting supports and enhances each resident's individual lifestyle, promotes community interaction, accommodates a wide variety of cultural, recreational, educational programs, and optimizes mobility for people with a variety of physical capabilities.

Westchester Bee Line buses provide hourly service from the front door of Phelps Hospital. (Kendal is located on the Phelps Hospital campus.)

Within a short drive of the Kendal on Hudson property are: an additional 850 acres of lakes, streams, and trails; The Old Dutch Church of Sleepy Hollow (c. 1685) with headstones carved in Dutch; The Union Church of Pocantico Hills, with stained glass windows by Henri Matisse and Marc Chagall; Kykuit, the Rockefeller family home; and Philipsburg Manor, a working Colonial farm with a water-powered grist mill and picnic area. Living at Kendal Offers an Extensive Array of Features and Benefits
Situated on a spectacular site overlooking the Hudson River with vistas of the Manhattan skyline, the Tappan Zee Bridge, and an adjacent 80-acre state park preserve, the community includes 222 apartment residences in four multistory buildings, with community center, dining rooms, suites for residents needing supportive services, a health center providing short and long term nursing care, and an array of community amenities.
Residents enter into a Residence and Care Agreement with Kendal on Hudson and pay a one-time entry fee and ongoing monthly fees, and maintain required insurances. They have the satisfaction and comfort that comes with a contract that provides comprehensive coverage of housing, services, and health care for the rest of their lives.
Residential services and amenities covered by the entry and monthly fees include:
- 24-hour emergency response system
- All utilities except telephone and internet (available for additional fee)
- Security and maintenance of all buildings and grounds
- Area pickup of trash and recycling
- Housekeeping and linen service
- Choice of Flexible Meal Plans
- Individual mailboxes in the community center
- Bank on premise
- Scheduled local transportation to train, shopping

Services available at additional cost include additional meals, nonscheduled transportation, covered parking, and personal services such as hair salon, dry cleaning, newspaper delivery.
Fitness & Wellness Supported at Kendal
From your first day at Kendal, trained professional staff will be working with you to support healthy aging, autonomy and independence.
The Resident Care Center is a resource for residents, wellness information and where regular preventive care is available through the services of a nurse practitioner and independent physicians who choose to practice at Kendal on Hudson.
You have an opportunity to participate in Collage, an individualized health and wellness assessment that allows our clinical staff to work with you. Collage offers a portrait of your entire health and medical status and it provides an opportunity to dialogue with the staff on ways to improve quality of life and independence.
Kendal's Health Care Philosophy
Kendal's health care philosophy provides a program that assists residents to stay well and maintain the highest possible level of well-being and independence. Our approach to wellness encompasses dietary, social, psychological, and spiritual needs as well as physical needs. The wellness team includes physicians, nursing staff, social services, dietitian, and physical, speech and occupational therapists. Each resident is an important member of this team, helping to seek solutions that address total well-being.
Health Services provided and covered by the Life Care Contract and required insurances includes:
- Wellness programs
- Coordinated health care program for life
- Routine preventive services such as health assessments, blood pressure checks, medication reviews
- Processing of Medicare and supplemental insurance forms
- Health center staffed by professionals 24 hours a day
- Unlimited access to Adirondack for personal care services if needed
- Unlimited stays in The Clearwater for nursing services if needed
- Individualized service and care plan and a variety of cultural, educational, recreational programs
- Restorative care and physical, occupational, and speech therapies
- Convenient shuttle service to Phelps Memorial Hospital, which is adjacent to Kendal on Hudson
- Medical transportation to physician offices within a 10 mile radius, including access to a pharmacy
- Coordination of Medicare qualified home health care when approved by the Medical Director.
Health Services covered by the Modified Continuing Care Contract and required insurances includes:
- All of the above except for certain limitations on nursing care based on the self-pay per-diem period (1, 3 or 5 years) selected by the resident.
Health Services available at additional cost will include services of Kendal physicians, dentistry, podiatry, dermatology, ophthalmology, and prescription and non-prescription medications.
Fitness Center
A professionally staffed fitness center with state of the art exercise equipment including tread mills, upper and lower body machines, stationary bicycles and indoor
heated swimming pool is just one of the many resources available to you as you establish your own personal health and wellness plan when you move to Kendal.
Maintain or improve your strength, stamina and flexibility by swimming in the 25 foot pool or working out in the fully equipped fitness center. Participate in a variety of classes such as tai chi, yoga, pilate's and balancing, just to name a few. Through a generous donor, exercise classes are offered daily with professional instructors. Wellness at Kendal Is More Than Just Exercise
Education programs, lectures and trips are planned and organized by Kendal residents through the Residents Association. Enjoy the well-stocked library with access to the wider inter-library loan system of Westchester County.

Our Dining Program Aims To Please
The Bistro offers three meals daily with a full menu for breakfast, lunch and dinner. Your monthly maintenance includes a choice of several meal plans. There is always a choice of menu to choose from and if there is something you would like to order off the menu, our chef will accommodate you.
In addition to the Bistro, the Formal Dining Room is open for dinner where you can enjoy the same menu and have wait service.
For special occasions and family gatherings our Dining Team can accommodate you catering needs.
All of our meals are nutritionally balanced with options for fish, chicken, red meat and vegetarian selections. We identify ingredients in our recipes for those on special diets and we can accommodate many types of food restrictions.
