Lovingly called The Village by its residents, it is a vibrant, private, friendly community for active couples and individuals who are 62 years and older. Located on nearly three acres of private, wooded property and hidden from the hustle and bustle of Williamsville, The Village is only minutes from the quaint boutiques and restaurants on Main Street and just a short drive from major shopping areas and attractions.

The Village offers 78 one- and two-bedroom apartments with a variety of floor plans. With the beautifully landscaped grounds, plentiful parking, and maintenance-free lifestyle that The Village offers, you can see why residents sing its praises.

Presbyterian Village at North Church is an affiliate of Presbyterian Senior Care of Western New York, a not-for-profit organization dedicated to providing care and services which improve the quality of life of seniors. Presbyterian Senior Care and its affiliates have been providing services and housing to persons of all faiths in Western New York for almost 50 years.

The three apartment buildings that comprise The Village are nestled among shade-bearing trees, manicured lawns, and a creek that meanders along the perimeter. Each building houses updated and fully carpeted one- and two-bedroom apartments, each with comfortable living and dining areas in addition to kitchens equipped with all major appliances.

- Stove, dishwasher, refrigerator, and garbage disposal
- Individually managed climate control of central air conditioning and electric heat
- 24-hour emergency pull cord system in bedroom(s)and bathroom(s)

- Annunciator security system linked to building’s main lobby door

For example, at The Village you can join a game of cards, tap out a tune on the community’s piano or organ, work on a puzzle, or simply relax with a good book in front of the fireplace in a comfortable community room.

- Low monthly maintenance fees
- Communal area housekeeping

- Garages available on a limited basis and for an additional fee

VILLAGE ACTIVITIES

Choosing to live at Presbyterian Village at North Church is choosing to live an active, worry-free lifestyle. Without the concern of costly repairs or property upkeep associated with owning your own home, residents at The Village have more time to do what they want to do — whether that is travel, hobbies, or myriad other forms of personal enrichment.

Living at The Village offers several regular activities in which you may choose to participate, including:

- Monthly coffee hours

- Scheduled programs of interest, such as entertainment and special luncheons and dinners

MAINTENANCE

There is a low monthly maintenance fee based on the size of the apartment chosen. Unlike many condominiums, Presbyterian Village at North Church charges no additional assessments for major building maintenance such as roof replacement.

The monthly maintenance fee includes:

-Community gardens and lawn maintenance
- Building maintenance
- Snow removal, including from your car
- Full maintenance service and/or replacement of central air conditioning and heating units
- Interior repairs of apartment due to normal usage
- Transportation to and from doctors’ appointments, local shopping, and the Amherst Senior Center provided by Amherst Senior Transportation Services (limited reimbursement for trips to medical appointments)
- Common-area maintenance and housekeeping
- Trash removal service provided by private contractor
- Annual window washing

The friendly staff at The Village is also available to assist residents with additional services, such as housekeeping, at a very reasonable rate.


OCCUPANCY RIGHT FEE

An Occupancy Right Fee (ORF) is charged to new residents of Presbyterian Village at North Church. This one-time fee is paid upon agreement to become a resident of The Village.

The ORF is a lifetime agreement fee prorated over 8 1/3 years (100 months); the amount of the ORF is determined by the size of the apartment chosen. The fee is refunded, also on a prorated basis, if the apartment is vacated before the specified time period has elapsed.
